Conventional bucket-and-mop methods smear mineral films and compromise grout joints. Abnaa Al Riyadh deploys calibrated machinery: rotary floor grinders restoring natural stone clarity and HEPA vacuum systems capturing airborne micro-dust.

Whether your residence is freshly finished by builders or furnished and requiring seasonal revitalizing, our teams transform living areas into pristine, spotless environments.

The short answer

What does a deep villa clean include in Riyadh?

A deep villa clean covers every interior surface from ceilings and AC vents to walls, doors and floors, plus kitchens, bathrooms, windows and their tracks, and the courtyard and annexes when agreed. The work runs top to bottom, dry dust first and wet cleaning after, with products chosen for marble, porcelain, parquet or glass. Scope and time depend on villa area, number of floors and condition.

01

What does a deep clean actually cover, room by room?

In lounges, majlis rooms and bedrooms the work goes well beyond the floor. Gypsum ceilings, concealed lighting and AC vents come first, then walls, doors, handles and switch plates, and only then the floors and skirting boards where dust gathers most. That order is what stops ceiling dust from landing on a floor you have just finished.

The kitchen takes the most time: degreasing cabinet fronts and their tops, cleaning the extractor hood and filters, caring for quartz or marble worktops, and removing limescale from sinks and taps. Inside ovens and refrigerators, and appliance exteriors, are agreed in advance because they differ from home to home.

Bathrooms get limescale removed from glass, taps and wall tile joints, then basins, toilets, shower screens, mirrors and floor strainers. The cloths and tools used there stay out of the kitchen so contamination does not travel between areas. Some items vary from villa to villa, so we settle them before starting:

  • Inside refrigerators, ovens and washing machines
  • Curtains, rugs and upholstered furniture
  • High shelves, store rooms and storage lofts
  • Chandeliers and delicate glass lighting
  • Courtyard, roof and external annex
02

How is a visit organised when the family still lives in the villa?

The visit opens with a short walkthrough with the owner or a representative: rooms in priority order, fragile belongings, and any surface that needs special care. Furniture that cannot move is covered and small items are gathered in a single room, so the team is not lifting everything twice and nothing ends up somewhere unexpected.

Work is split by floor and zone. One level is finished before the next begins, so the rest of the villa stays usable. Inside each room the windows are opened and dust is vacuumed from the top down, wet cleaning follows, and the floor is left for last so nobody walks on it wet or re-soils it.

The team brings vacuums, microfibre cloths, scraping and polishing tools and the products for each material. What we ask from you is working water and power on every floor, somewhere to park the vehicle and a corner for equipment. Before leaving, the rooms are reviewed together, one by one.

Planning tip

Empty one room to hold items lifted off shelves and counters, and point out sensitive surfaces before work begins rather than after it ends. A remark made beforehand prevents damage; made afterwards, it only documents it.

03

When does a floor need honing, and when is a deep clean enough?

Cleaning lifts soil, grease films and mineral deposits from the surface without touching the stone itself. Honing is mechanical: graded abrasive discs take off a very thin layer to treat scratches, etched spots and dull traffic paths. That is why honing is not applied to every floor, and why it never replaces cleaning.

A quick way to tell them apart is the wet-spot test. If the shine returns while the patch is wet, the problem is usually surface roughness rather than dirt, and honing helps. If the mark disappears with wiping, a deep clean is enough. Polished porcelain is very hard and rarely needs honing; natural marble in big halls and walkways needs it more often.

Honing is finished before the lower walls and skirting boards are washed, because the wet process throws a fine slurry that has to be vacuumed up first. Parquet and wooden floors are never honed this way and never flooded; they get a near-dry wipe with products made for wood.

Acid warning

Vinegar, lemon juice and acidic bathroom cleaners etch natural marble and leave dull marks that wiping cannot remove and that usually only honing treats. If you are unsure what stone you have, ask for a test on a small hidden patch before any cleaner is used.

04

How do glass, aluminium and facades cope with Riyadh sunlight?

Direct sun dries the cleaner on glass before it can be wiped, leaving streaks and halos, so the work is planned on the shaded side or in the cooler hours. Glass is wetted well before a scraper blade is used, the blade is new and held at a low angle, and it is never used dry. Steel wool does not belong on tinted or coated glass.

In window tracks, sand is vacuumed while it is dry, because water turns it into mud that packs into the corners. Then comes a soft brush and a wipe. The small weep holes in the frame stay open, and rubber seals are cleaned with a mild product that does not dry them out. Anodised or powder-coated aluminium suffers from strong acid cleaners and abrasives.

External facades are washed with low-pressure water and a soft brush. High pressure is kept for hard surfaces such as interlock paving and concrete, since painted plaster and cladding joints do not tolerate it. When a facade is tall, safe access is something we settle at the inspection before agreeing to wash it.

05

What about the courtyard, roof, annex and driveway?

Outdoor floors in Riyadh collect fine dust, oil from cars and leaf fall. The courtyard is swept first so the dust does not turn to mud, oil stains are treated with a suitable degreaser left to work for a short time, and then the surface is pressure washed. Water is directed away from entrances, foundations and outdoor electrical points.

The annex, driver room and external stores follow the same sequence used inside the villa, with extra attention to metal doors, exposed aluminium and fans. On the roof, dust and built-up debris are removed before washing so that rain outlets do not clog. Fans, outdoor AC units and electrical boxes are rinsed with care or left dry, and visible damage is noted for separate maintenance.

Underground and rooftop water tanks are a separate service with different equipment and method. They can be booked for a nearby date if you wish, and they are covered on their own page; here we stay with the villa surfaces themselves. Whichever you choose, the pressure-washing crew should stay clear of a tank manhole while it is open or being disinfected.

Why Riyadh is different

What changes when a villa is cleaned in Riyadh?

A Riyadh villa is not just a bigger floor plan. Climate, finishing materials and building style all change the order of work and the choice of products.

01

Fine dust that settles again

Desert dust is very fine and slips in around doors and windows, then settles on horizontal surfaces and central AC vents. For that reason vents are cleaned at the start rather than the end, and each floor closes with a last pass over upper surfaces and shelves.

02

Strong sun and heat

Heat dries cleaners fast and can leave marks on glass and hot stone. Exterior work and facades are timed for cooler hours, and chemicals are not applied to a surface that is baking in the sun.

03

Marble and porcelain across big halls

A large hall shows every scratch, water mark or trace of the wrong cleaner. So the product is tried on a hidden patch first, equipment is moved carefully, and what needs deep cleaning is separated from what needs honing.

04

Limescale in bathrooms and kitchens

Water in many homes leaves a white limescale film on glass, taps and shower screens. Each surface needs its own descaler: one that suits chrome can harm the marble next to it, so sensitive surfaces are shielded before treatment.

05

Several floors, annexes and a roof

Several floors mean moving equipment and water points up and down stairs, and the annex and roof add different surfaces. Zones are therefore split across the team under one supervisor so no area is walked over and re-soiled twice.

Compare before you decide

Which cleaning scope fits your villa?

Use this table to decide what to ask for before the inspection. Cost follows condition and area, so we do not quote general figures.

Common mistakes

Common mistakes when cleaning a villa

Most damage we see on floors and glass comes from small decisions taken with good intentions.

Scoping the job by room count only

A small room full of corners can take longer than a wide lounge. Area, finish and condition define the work, and agreeing on rooms alone leaves gaps that surface later.

Washing floors before ceilings and walls

Starting with the floor and then cleaning high on the walls drops dust back onto it and doubles the work. The right order is top to bottom, with the floor last.

One strong cleaner for everything

The acid descaler that suits bathroom tile dulls natural marble, and a strong alkaline cleaner harms coated aluminium. Each surface gets its own product, and what we do not know we test on a small patch.

Washing glass in midday sun

The cleaner dries before it is wiped, leaving streaks that are hard to remove and sometimes a lasting mark on tinted glass. A shaded side or a cooler hour works better.

Relying on a verbal agreement on scope

When what is included is not written down, expectations drift apart, especially for appliance interiors, curtains and the courtyard. A short written list before starting protects everyone.

Preparation checklist

What to prepare before the team arrives

Half an hour of preparation before the visit saves the team far more time inside the villa.

  1. 1Photograph existing scratches and marks on floors and surfaces so you can compare afterwards.
  2. 2Gather valuables, documents and fragile pieces into one room that can be locked.
  3. 3Clear kitchen worktops and shelves of small items that are easy to lift.
  4. 4Make sure water and power are available on every floor and in the annexes.
  5. 5Tell the team about special surfaces: natural marble, parquet, wooden doors, coated glass.
  6. 6Arrange entry for the vehicle and equipment with the guard or management and choose where to park.
  7. 7Keep children and pets away from the work area and name one person for the final review walkthrough.

Yes. Comprehensive villa detailing incorporates rotary machine honing and crystal buffing for living room and majlis marble floors.

Yes. We offer combined packages servicing both underground and rooftop water tanks alongside complete interior/exterior villa detailing.

Yes. Work is split by floor so part of the villa stays usable, small items are gathered and fixed pieces are covered. It helps to name the rooms you want first and tell the team about sensitive surfaces before they start.

We do not give a general figure because time depends on area, number of floors, floor condition, amount of furniture and whether honing and exterior areas are included. After an inspection, or photos and measurements, we give you a clear estimate before the date.

The team brings the equipment and cleaning products. All you need to provide is water and power on the floors and somewhere to park. If you prefer certain surfaces to be treated a particular way, tell us before the visit.

It varies with household size, children or pets, a garden, an open kitchen and how exposed the villa is to dust. Many families schedule a deep clean after dusty seasons or before big gatherings, and rely on daily cleaning in between.

We wash glass that can be reached safely from the ground, balconies or suitable ladders. High sections need safe access, so we settle this item at the inspection before agreeing, and we do not work where the conditions are not met.

Repairing leaks and cracks, treating damp or mould caused by a leak, internal AC servicing, pest control and rubble removal. These are maintenance or separate services, and we tell you clearly if we notice them during the inspection. This distinction lets you know in advance what will be done and what you need to arrange with someone else.

Surface dirt marks come off, but acid etching, deep yellowing and colours that have sunk into the pores may only lighten with honing and do not always disappear completely. We test a small patch first and tell you the realistic outcome before we begin.

Start with what your villa actually needs

No two villas share the same floors, number of storeys or built-up dust. Send us the approximate area, number of floors, floor types and photos of the spots that bother you most, and we will propose a clear, ordered scope before the visit, showing what will be done and what stays outside the agreement, so you can decide calmly.
